MTD for Landlords: Paper Bookkeeping to Digital Records?

For many landlords, bookkeeping has worked the same way for years: paper receipts, folders, spreadsheets and one big push to get everything together before Self Assessment.

Making Tax Digital for Income Tax is changing that.

From April 2026, some landlords are required to keep digital records and send regular updates to HMRC using compatible software. If you are still relying on paper records, now is a good time to make the move — and it does not need to be complicated.

What does MTD mean for landlords?

Making Tax Digital for landlords applies based on your total qualifying income from property and self-employment.

The rollout is happening in stages:

  • From 6 April 2026: qualifying income over £50,000
  • From 6 April 2027: qualifying income over £30,000
  • From 6 April 2028: qualifying income over £20,000

If MTD applies to you, you need to use compatible software to keep digital records of your property income and expenses, send quarterly updates to HMRC and submit your tax return through compatible software.

Moving from paper to digital can be surprisingly simple

The idea of changing an accounting system can sound much more complicated than the reality.
